Clifton’s apartments and villas are stacked directly onto the cliff face above four of the Cape’s most exposed beaches, which means almost every living space is built to face the ocean square-on — and takes the full brunt of sun, wind and salt spray that comes with that outlook. It’s a shorter drive from Camps Bay than most parts of the metro, so getting a consultant out here for the free measure is straightforward.

What a Clifton property usually needs

  • Salt-air rated hardware as standard — the cliffside position means more direct sea spray than most seaboard homes; powder-coated aluminium and sealed exterior cassettes aren’t an upgrade here, they’re the baseline.
  • Motorised control for tall glazing — many Clifton units are built over several levels with double-height glass; motorisation with app or schedule control is often the only practical way to operate blinds that size.
  • Wind-rated exterior shading — balconies and terraces here catch wind funnelling straight off the mountain with little to break it, so any awning or screen needs a genuine wind rating and, ideally, a sensor to retract it automatically.
  • Discreet specification for architect-led buildings — a number of Clifton buildings carry strong architectural design intent; we work with your finishes and colour scheme rather than against them.
